Dear Mr. & Mrs. Seller, Your Absence Is Appreciated…

          When people are selling their homes, there is sometimes an unnecessary presence. Sellers (and sometimes their agents) remaining in their homes during a showing to potential buyers. I cannot fathom why any seller would so eagerly and willingly sabotage the sale of their home in such a fashion. Nor can I imagine why an agent would be a party to such a move. Either agreeing to such conditions being stipulated by the seller upon listing the home, or neglecting to counsel sellers that their absence during showings would be in their best interests’ amounts to a failure on the part of the agent to fulfill their fiduciary responsibilities to their clients…

 

          Now, this must be a universal phenomenon.  This is only the umpteenth time (ok, maybe I’m exaggerating, but I digress) that I have read about this as I track my blog’s progress and read other real estate blogs, both here in the Rain and elsewhere. Recently, Mark Hall and Todd Clark wrote posts highlighting the consequences for sellers who chose to remain in the home during a showing. In both scenarios, a potential buyer backed off and chose another home because of the actions of the seller, who was present during the showing. When the time for feedback came, I am certain that neither the agent nor the seller were happy with the results…

 

          If it has never happened to you, then you are lucky. I happened to be one of those buyers, once upon a time. I went to view a home with my wife and our agent, and the seller was at home. Not that she (and she was an elderly lady) said anything, or went out of her way to make us feel uncomfortable, but we all got that vibe. I went and put in a full price offer on the house anyway…only to have the seller back out and eventually change her mind about selling the place at all. I seriously think now, in retrospect, that I should have never made an offer on the house, considering the suspicions the lady aroused in all of us.

 

          The surest guarantee of getting a house sold is an absent owner. Now, I know that many may argue with that premise, simply because price is king…but I would argue that a good agent can negotiate the price, but cannot negotiate any negative feelings that may arise because of the unnecessary and unwanted presence of a seller and/or their agent. Buyers’ being able to tour a home without either the listing agent or the seller present enables several things to happen:

1.     A thorough examination of the home;

2.     Buyers to confer openly with their agent about any possible issues that may have been spotted as the buyers toured the home;

3.     Establishes an atmosphere of sincere interest. The seller wants to sell, and communicates that to the potential buyer by not being there.

 

So, Mr. and Mrs. Seller, next time there is an appointment to show your home, your absence is greatly appreciated!

Just Keep On Working….

 

I’ve been reading and hearing about how discouraging it has been (and still is, for some) to work with people trying to save their homes, only to have the banks engage in all types of shenanigans that result in those same people losing their homes to the banks.

 

I’ve also heard and read about the negative perception that many people have of real estate agents; the most common phrase is “you only care about the sale”.

 

I know for myself and for so many others, that it is definitely not the case, that there is no truth in the statement, yet it is a belief that continues to permeate across our society.

 

Continually hearing such messages may persuade many who are in it for the right reasons to give up and throw in the towel, leaving the very ones who fit the description of a heartless money-grubbing agent as the only ones who can help those homeowners who are in distress.

 

To you I say Just keep on working. Those clients who you have helped remember the time and effort you put into helping them to save their credit and get out of a rather complicated and messy situation, and the while the compensation may not always be the greatest, remember that the greatest reward is in the fact that you served the needs of your client first and foremost, and doing that was the reason why you ventured into that field in the first place.

You're An "O" And Want To Be A "S", But You Have To Be "R" First...

You’re An “O” And Want To Be A “S”, But You Have To Be “R” First…

So, you’re an “ O ”(Owner), and you been contemplating selling your home for some time. You’ve done some preliminary research on what it would take to get your home sold. Or, you’ve already been a “ S ” (Seller) before, but your home just didn’t sell. You got plenty of lookers, but no buyers who were willing to put in an offer.

Well, before you put your home for sale on the market and become a seller, you have to be “ R ” (Realistic) first. Yes, I said it! As an owner, in order for your house to be the one that sells, you have to be realistic about quite a few things:

· the price at which your home will sell

· the condition of your home

· the desirability of your home’s location

· the state of the current housing market

Let’s look at each item individually:

- The price at which your home will sell : the real estate agent you select will provide a home evaluation that shows what similar homes like yours have sold for within the last 6 months, and preferably within the last 90 days. The market tells you what the price should be for you to sell your home.

- The condition of your home : if repairs are needed, then that should be addressed, otherwise it will affect the price of your home. Similarly, leaving the grounds outside the home untended to and leaving your house in chaotic disarray will not attract buyers, but rather, drive them away.

- The desirability of your home’s location : the proximity of your home to desired (parks, schools, shopping, etc.) or undesirable (slope, on hill, high traffic area, etc.) features will have an impact on a buyer’s decision to make an offer on your home.

- State of the current housing market : each city/town has its own market dynamics. Market reports that I provide for your area can tell you if it is a good time to sell your home now, or if it would be better to wait, based on your level of realism about the other three items.

What Does "Days On Market" Mean in Greater Waterbury CT?

 

What does “Days On Market” Mean in the Greater Waterbury Area?


The answer to this question depends on three things: one, if you are a seller and want to know what the average "days on market" are for properties that have sold; two, whether you want to know what that means for you as a buyer when you see that number on any active property you are previewing; and three, whether your definition of Greater Waterbury is limited to Waterbury alone, or if it includes the surrounding towns.

For buyers, the higher the days on market (DOM), in a market like Waterbury CT, usually indicates overpricing, condition, or location. Outside of Waterbury, however, high DOM may indicate a glut of available homes for sale, especially in high-end markets like Cheshire, Middlebury, and Southbury. This definitely pertains to active listings. It also depends on the property type, as multi-family homes would typically have a longer average DOM than single family homes.

For sellers, again, if we are talking about Waterbury CT only, a high DOM for properties like your that have been sold can mean either a bad location, the condition of the house did not entice offers, the price did not reflect the true market value of the home, or a combination of all three factors. Outside of Waterbury CT, it usually means (but not always) that the amount of inventory on the market is greater than the demand for homes in those areas. In many cases, a high DOM is accompanied by reductions in price over time as well.

If this continues over the next several months, Prospect CT sellers may start to see the market shifting more in their favor​.

Seeking God’s Direction…

This week is a reminder as we move forward with our plans for our lives, for our businesses, for anything that we do, that God must be first in those plans.

Proverbs 3:5-6 says “Trust in the Lord, and lean not to thine own understanding. In all thy ways acknowledge Him, and He will direct thy paths.”

Do we seek God’s direction for our lives, for our business? Can we truly prosper without His blessing upon what we want to do?

I see God’s hand working in my life with regard to my real estate business, because one, I wouldn’t even be in real estate if He hadn’t directed me to do so almost 4 years ago; and two, since He was the one who set me on this path, I cannot help but to be blessed.

If you have been trusting in God to guide you as you practice your business and it doesn’t seem like things are working out, just keep this in mind - just because the results aren’t immediate does not mean that it was not God who was in the plans. Remember, Abraham was sent out of his homeland and promised a new place. He walked the land of Canaan during his lifetime, but it was his descendants, the Israelites, who received the promise. Also, God told Abraham that he would have a son in his old age, when his wife, Sarah, had been barren for all those years and were past childbearing age. Twenty-five years passed before Isaac was born.

When new activities are presented to me in my broker’s coaching sessions and even online here in the Rain, I find myself asking, “God, this sounds good, but is this how I should proceed?” before I start doing anything. If He gives me the ok, then I move forward. Then there are times that I have tried different activities, and I say to God, “if it is your will that I be blessed in this, I thank you in advance.” He always proves to me what is of Him and what is of me, but the most important thing for me is that I came to Him first.

When we have God’s direction in our lives, both personal or in business, the outcome is certain, although the road to that outcome may not seem so easy. With His direction in our lives, we cannot help but have good success!

      do not depend on your own understanding.
 6 Seek his will in all you do,
      and he will show you which path to take.

MERIDEN-WOODTICK-WATERBURY CT REAL ESTATE MARKET REPORT JANUARY 2011

 

The good news for buyers looking to buy in the Meriden\Woodtick area of Waterbury's East End is that inventory levels are remaining constant, with more new listings coming on the market than are coming off the market from being sold. Average sale prices are also significantly lower than average listing price for those homes still on the market. The lesson for sellers? Be very realistic about what price you list your home at.

EAST FARMS-WATERBURY CT REAL ESTATE MARKET REPORT - JANUARY 2011


The news is somewhat mixed for both buyers and sellers in the East Farms-Waterbury CT neighborhood, as there is less inventory available for buyers (and thus less competition for sellers), but only one home sold in December, with a high sales to list price ratio, and the selling price significantly lower than the average listing price for this portion of Waterbury's East End. This indicates that buyers are being more selective than ever. So in order for a sale to happen, sellers, you must price your home competitively and prepare your home to be seen in its best possible light.
