Listing Agents, Beware: Trulia Rental Scams

I had originally thought that only Craigslist postings were prone to being scammed. I have read multiple reports both here in the Rain and elsewhere of houses being listed for rent on Craigslist when, in fact, they were for sale, or not even on the market at all.

So imagine my surprise when I started seeing it on Trulia. I was looking for a place to rent for myself, and came across an ad on Trulia advertising a rental - a very spacious colonial home in Country Club Waterbury - for $800 a month, $400 security. This is too good to be true, I thought. I did initially send an e-mail to the owner (who was listed in the ad, no less, and which I verified to be the owner indeed). But still suspicious, I searched in the MLS for this rental, and found that it was indeed for sale, not for rent, and that the listing agent was one of my colleagues in the Wolcott office. So I gave her a call, explained what I had found, and she told me that in no uncertain terms the house was not for rent. I thanked her for clarifying the matter, and advised her to make her client aware of the error so that it could be addressed.

Then it happened to one of my listings. I received a call from one of my sellers Saturday night appraising me of the situation, and he forwarded this e-mail to me soon after:

I always thought of Trulia as being a reputable place to advertise my listings. I believe that it still is, but agents, you should be aware that if you are posting listings on Trulia, that this may happen to you. I did report this as possible fraud, and I hope that for not only my sake, but for the countless other agents and sellers who may have been victimized in this way, that Trulia takes some very strong and proactive steps to remedy the problem so that it does not happen again.


What to do if your home is targeted by this scam. Sellers, if you notice or get a visit from someone asking if your home for sale is for rent, and it is not, ask the person where they got their information from, then contact your agent immediately.

Nothing deep, nothing special this week, but a simple reminder that in everything that we do, we ought to do it with every ounce of our being. It takes only a little effort to accomplish many of the tasks that we set out to do each day. For My Good...

For My Good…

My good friend Loreena today in her God First post shared some of her recent personal tragedy and how, in speaking with a new client, she was reminded of where her priorities should lie as they shared scripture.

Sometimes we go through personal pain and suffering, and we wonder, Lord, why?

I was amazed, encouraged, and inspired by Loreena’s introspection – she took a bad situation and used it to re-focus on the things that are truly important in life.

Even as I go through my own personal crises, I have to step back and see the greater purpose for those events transpiring in my life.

When God wants to get our attention, He knows just how to do it so that we will come back in line with His will for us, when we have wandered off the straight and narrow path.

He never puts us through anything for our hurt. The trials and tests and sufferings and pains that He allows us to go through is always to bring us closer to Him, to make us more conformable to His will.

Sometimes, as Loreena pointed out in her post, we don’t see the other side of things, and we end up missing out, messing up, or a little of both…but God knows our end from the beginning, and knows what’s best for us. So He will allow events to transpire in our lives that will draw us up short, cause us to stop and pause, and really consider what we are doing.

And because God does everything that He does for us for our good, He doesn’t limit His correction to just our personal lives, no. He reaches into our professional lives as well. Those clients we didn’t get, those deals that didn’t go through, those calls we missed, the appointments we were unable to keep, all of the things that we would normally chalk up to our own failure to be the very best at what we do, even in those things we need to take a step back and realize that God meant it all for our good…

Staying in the Press…

 

It never ceases to amaze me that in the middle of all the turbulence of life that so many people continue to not only survive, but thrive.

 

I do honestly believe that the reason that this is so is simply because those who do have a goal in mind, and a plan to reach that goal. Furthermore, because they have that goal firmly fixed in their mind, they will let nothing keep them from achieving it.

 

Such tenacity, such drive, means that one consistently presses their way towards their goal. Obstacles will come, but they remain in the press…delays come, but they stay in the press…failures occur, but they stay in the press…disappointments come, but they stay in the press…

 

When those leads don’t quite pan out, do you give up, or do you stay in the press? When that offer gets countered, do you throw in the towel, or do you stay in the press? When you are passed over after a listing appointment for another agent, do you stay in the press and move on to the next appointment?

 

In order to succeed in this business, it is imperative that you stay in the press….

I AM Surviving My Serengeti, Because I Have What It Takes….

 

            I have never looked at my life through the lenses of nature. Being a deeply spiritual man, I have always viewed the various facets of my life as nothing more than a series of events designed, if you will, to draw me closer to God, to drive out of my character those traits that were not conducive to living a wholesome life, and to instill in me the traits that would allow me to be a blessing to others.

Surviving Your Serengeti            I have always been aware, however, that many lessons of life could be drawn from nature. Ants are industrious, flowers do no work and yet they thrive and grow, just to name a few. So I began reading the first two chapters of Stefan Swanepoel’s Surviving Your Serengeti with a knowledge that there would definitely be insights into my life that I had not previously considered, or even encountered, in reading anything else, including the Bible.

            As I look back over the landscape of my business life – going on four years as a real estate agent, having entered the market right when the real estate landscape was shifting into almost desert-like conditions, I realize that there are a few good reasons why I should have failed and dropped out of the business - not many closings within the last three years, paying all expenses out of pocket – and yet, here I am still moving forward, and working toward making my own success this year, thanks in no small part to my broker and fellow agents, who have encouraged and supported me, given me sound advice and taught me a few things along the way. Coupled with the landscape of my personal life – working a full time job as a teacher, dealing with a chronically ill grandparent and her issues, finishing grad school and coping with being separated from my wife and children, all while she is still dealing with a health crisis of her own, while dealing with my own health issues, and facing foreclosure and a seriously busted house to boot, and it is a wonder to myself that I am still sane and functional, let alone managing to hold on to my business as a real estate agent. Yet again, I am actually doing well, given the circumstances. To be able to work and live through all of these changes and challenges takes strength of will and purpose that defies all logic and comprehension.

            The unwavering tenacity that has served me so well in these past few years has, in retrospect, always been there. When I look back over my life, I can clearly see the cyclical nature of the storms of life that have transpired in the short 37 years that I have been living on this earth. Seeing my father abuse my mother, living through the necessary divorce, being raised by one parent, being on welfare, being in multiple car accidents, not having a father figure in my life, yet excelling in school, not getting caught out in typical juvenile behavior under such circumstances, graduating college and moving back home penniless, with no job prospects, yet moving forward and attaining my teaching certification and landing a job as a teacher – all that and more than time or space will permit me to express – and the metaphor of the Serengeti that Swanepoel describes in the first two chapters of Surviving Your Serengeti was one to which I could easily relate. I read the two chapters, fascinated with how apt the observations of Zachariah were, not only for the natural habitat which he had been studying for the major portion of his life, but also for the lives of Sean, Ashley, and my own.

Now that I had finally downloaded the preview and What Animal Are You?read the chapters, the only thing left was for me to take the quiz and see what type of animal I am. If you haven’t figured it out by now, I wasn’t surprised to learn that I am a wildebeest. Most fitting, I think, considering that I have stubbornly endured, both in my personal and business life, many challenges to my very survival. I definitely have what it takes to succeed in this business…I have survived, and will continue to survive my Serengeti, both professionally and personally, because I do have what it takes…

The Keys To Happiness...

The Keys to Happiness…

….are not found in the abundance of material things that we have. Those things are temporary, and will come and go as we travel through life.

…are not found in the number of friends we have, or even in the quality of the relationships we build. Every person in our lives enriches us, and we in turn enrich them (or at least they should, and we should). Nevertheless, the transient nature of our very existence makes it clear that even people who we love and cherish are not the source of joy and contentment in our lives.

…are not found in even the transactions that we successfully close, the homes we list, or the buyers we gain through our efforts both on-line and off. Yes, there is a certain…satisfaction in listing a home, converting a buyer into a client, and getting through the process of negotiating and closing a home sale transaction, but the constant effort we must expend in achieving those ends, and the disappointments we often face on the road to those ends makes maintaining that type of happiness very elusive indeed.

No, the keys to happiness are simply found in knowing God, and letting Him direct our steps. Simply knowing that God knows all things and sees ahead of us is a source of strength and consolation in the middle of uncertainty, it speaks calm in the midst of turbulence, and dispels anxiety, fear, and doubt when it seems like all hope is lost. It keeps us from being distracted by the very things that will cause us to be unhappy, if we let them.

Where Do You See God's Glory?

Nothing deep or inspirational today, but just a simple reminder that God is amazing.

I was driving home yesterday from showing one of my sellers some houses, and as I was driving along the highway, the scene in from of me shifted from a wall of white clouds to an amazing tapestry, as wisps of clouds hung in one spot, and beyond that, an entire curtain of clouds was seemingly ripped to reveal the sunlight, creating all hues of purple and blue and gold in the sky. I could not stop and take a picture (wish that I could!), but I remarked right there on the spot, "God, you are like the greatest artist ever...I love what you've done with the sky, it is so awesome." It was so remarkable to me, that I even posted it on my FaceBook page.
