Waterbury CT -  A Great Place To Live!

Why would people want to move to Waterbury CT? Why wouldn't they? It's a great place to live

Well, I've been a resident of Waterbury CT all my life, and it is always very interesting to hear the perspectives of those looking to move to Waterbury CT from varied places.

Really? Yes, really. People do want to move to the Brass City, for more than one reason.

The conversation that I had about an hour or so ago was very telling. A buyer who called my office this evening looking to move to this area revealed much about why people would want to move to a place like Waterbury CT. Very telling, indeed...

Remember the snowstorms that hit the Northeast in the last two months? The news was awash in stories of people dying because they couldn't get medical attention due to the massive amounts of snow that blocked entire streets. Those stories emanated from larger metropolitan areas like New York. We didn't have any stories like that here in Waterbury CT.

Or what about the educational system? Or the environment? Or the atmosphere? People in larger cities are looking for quiet space, better school systems, and an environment where they can enjoy a walk in the park or down the street without having to worry about being barraged with a tirade of profanity or worse, being mugged. This is a phenomenon that crosses gender, marital and familial status, age, race or nationality.

Places like Waterbury CT are an ideal fit for any buyer looking to get away from the hustle, bustle, and dangers of big cities. With great parks to choose from and a great selection of local schools, Waterbury CT is a great place to live!

Well, you live in Waterbury, pay taxes in Waterbury, and you work in….Southbury. Actually, of all the towns in the Greater Waterbury area, Southbury has the unique distinction of being a place where there is both a large number of Waterbury residents working within its borders and there are also Southbury residents who work in Waterbury as well. So that begs the question: what might induce a Waterbury resident to move to Southbury???

1. The taxes are lower. Compare a tax mill rate of 21.1 vs. 39.92 for the two areas. Not to mention that relatively similar houses in both towns are worth much, much more in Southbury.

2. The school district is better. Visit the Pomperaug School District site to get more detailed information. As the town, along with Middlebury, comprises the district, the test scores do not reflect the performance of Southbury students alone.

3. Avoiding the rush hour commute and shortening the time to and from work. (For some Waterbury residents working in Southbury, the rush hour isn't the problem.)

If the affordability of homes in Southbury is a concern, a look at the recent real estate market stats for Southbury will inform you that of the 161 homes on the market in Southbury, only 26 of them are under $300k.  There are plenty of condos though to choose from which are under 200K. Perhaps those residents of Waterbury who can well afford a home in Southbury may think about it, if for no other reason than to save a few hundred dollars on their taxes.

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Southbury may possibly be the best thing you’ve ever done.

Well, you live in Waterbury, pay taxes in Waterbury, and you work in…. Naugatuck. Maybe you’ve just started working in the area, or perhaps you’ve been a constant presence on your job for the past 10, 15, maybe even 20 years or longer. Depending on where you currently live in Waterbury, a move to Naugatuck just might make sense because

 

  1. The taxes are lower. Compare a tax mill rate of 31.52 vs. 39.92 for the two areas.
  2. Avoiding that annoying rush-hour traffic and shortening the time it takes to get back and forth to work. Need I say any more?
  3. If you happen to work beyond Naugatuck, especially in any of the Valley towns (Ansonia, Derby, Shelton, Oxford, Seymour), then #2 becomes doubly important, especially during those terrible winter months.
  4. A better (arguably) selection of restaurants (to be featured in future blog posts), for those who like to take the time to eat out and enjoy a night with family and/or friends.

 

If the affordability of homes in Naugatuck is a concern, a look at the recent real estate market stats for Naugatuck will inform you that more than three-fourths of the homes for sale in Naugatuckare under $300k, with 72 homes under S200K. If a single family home is not an option, there are condos available in the area as well.

 

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Naugatuck may possibly be the best thing you’ve ever done.

Well, you live in Waterbury, pay taxes in Waterbury, and you work in…. Prospect. No – what I’ve found to be true is the reverse (as it may be for many of the surrounding towns): some people may work in Waterbury, but live in Prospect, or have jobs outside of the area. Now, since that reason has been eliminated - the whole necessity of living where you work - what might induce a Waterbury resident to move to Prospect???

  1. The taxes are lower. Compare a tax mill rate of 24.5 vs. 39.92 for the two areas. Not to mention that relatively similar houses in both towns are worth much more in Prospect.
  2. The school district is better. Prospect, along with the neighboring town of Beacon Falls, comprises the Region 16 School District. Visit the School District Region 16   site to get more detailed information.
  3. The quiet of a suburban setting. Nothing like being able to walk around the neighborhood with a sense of serenity and security.

If the affordability of homes in Prospect is a concern, a look at the recent real estate market stats for Prospect will inform you that about half of Prospect’s housing inventory is listed under $300k, so housing in Prospect is affordable.

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Prospect may possibly be the best thing you’ve ever done.

Well, you live in Waterbury , pay taxes in Waterbury , and you work in…. Plymouth. Maybe you’ve just started working in the area, or perhaps you’ve been a constant presence on your job for the past 10, 15, maybe even 20 years or longer. Depending on where you currently live in Waterbury , a move to Plymouth just might make sense because

 

 

  1. The taxes are lower. Compare a tax mill rate of 30.1 vs. 39.92 for the two areas. Not to mention that relatively similar houses in both towns are worth much more in Plymouth , and they have more space between houses . Nothing like having a large yard, for sure.
  2. The school district is better. Visit the   Terryville School District   site to get more detailed information.
  3. The quiet of a suburban setting. Nothing like being able to walk around the neighborhood with a sense of serenity and security.
  4. The possibility of having a shorter commute to work. Consider if yo u work in Thomaston or Bristol – the direct path to any of these towns is much shorter from Plymouth than it is from Waterbury.

 

If the affordability of homes in Plymouth is a concern, a look at the recent real estate market stats for Plymouth will inform you that more than half of Plymouth s housing inventory is listed under $300k , so housing in Plymouth is affordable.

 

 

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Plymouth   may possibly be the best thing you’ve ever done.

  2. The school district is better. Visit the   Wolcott School District   site to get more detailed information.
  3. The quiet of a suburban setting. Nothing like being able to walk around the neighborhood with a sense of serenity and security.

If the affordability of homes in Wolcott is a concern, a look at the recent real estate market stats for Wolcott will inform you that almost half of Wolcott’s housing inventory is listed under $300k , so housing in Wolcott is affordable.

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Wolcott   may possibly be the best thing you’ve ever done.

No – what I’ve found to be true is the reverse: some people may work in Waterbury, but live in Middlebury, or have jobs outside of the area , although there are a few people who live in Waterbury and work in Middlebury – Middlebury is the home of Timex. Now, since that reason has been eliminated - the whole nec essity of living where you work - what might induce a Waterbury resident to move to Middlebury???

 

 

  1. The taxes are lower. Compare a tax mill rate of 2 1.9 vs. 39.92 for the two areas. Not to mention that relatively similar houses in both towns are worth much more in Middlebury .
  2. The school district is better. Visit the   Pomperaug School District   site to get more detailed information. As the town, along with Southbury, comprises the district, the test scores do not reflect the performance of Middlebury students alone.

 

 

If the affordability of homes in Middlebury is a concern, a look at the recent real estate market stats for Middlebury will inform you that only 17 homes in Middlebury are under $300k .   Perhaps those residents of Waterbury who can well afford a home in Middlebury may think about it, if for no other reason than to save a few hundred dollars on their taxes.

 

 

There are, of course, many reasons why you may want to stay – but in these tough economic times, any way that one can save a penny is a good thing, and moving to Middlebury may possibly be the best thing you’ve ever done.

Looking For A Reason to Move....

Yes, I know that I am an agent who lives in Waterbury. I love my city, I really do. That doesn't make me a fool, however. I know that if I had the right reasons to move out of town, that I would gladly do so. Of course, I would have some small regrets, but ultimately it would be in my best interests to do so.

Which brings me to an oft-heard gripe about why some people will not buy property in Waterbury: the taxes are too high. A legitimate point, to be sure, but not ncessarily the only reason why someone would not buy property in Waterbury.

But consider this: you work outside of the city, in one of the surrounding towns. Travelling back and forth to work eats up your gas; is relatively time consuming, depending on exactly where you have to travel to get to your destination.

That, of course is only one reason why people might consider moving outside of the city limits. There are, of course, others: cheaper taxes, relatively better education systems, safety, quieter neighborhoods, more yard space, etc.

Just as there are reasons for moving, there are also compelling reasons for staying: family ties, financial inability to afford many of the outlying suburbs, friends and social activities, etc.

Ultimately, it will be up to you, the individual, to decide what is best for you when faced with such a question as this. Which is why, in the upcoming weeks, I will be highlighting each of the Greater Waterbury area suburbs, with relevant and pertinent information about each, that can help you to make an informed decision about whether to stay in Waterbury, or to move...
