 Now, for a look at what has sold in the area: 

Middlebury had a very good month in May for home sales. None of the homes that were sold were on the market for longer than 6 months; the majority of them remained on the market for only two and a half months on average. The average price for homes that sold still remains significantly below the average listing price for homes for sale in Middlebury. The interesting thing is that only one of the homes that sold in Middlebury during the month of May was priced over $500,000.

Houses in Wolcott are selling, on average, after almost 2 months on the market, with the average prices for homes sold being slightly below the average listing price for homes in Wolcott. As you can see from the chart, most of the homes that sold were not on the market for over a month, and the sellers were flexible enough in getting a price that they found suitable for their properties.

The houses that took longer than 6 months to sell had an average difference of $13,150.
